New Year's Resolutions for selling your home

It's a tradition, as you ring in the New Year, you make a resolution. New Year's resolutions, however, aren't just about losing weight or cutting down on bad habits, they can span to any facet of your life, including your home.

Before placing your house on the Chatham-Kent real estate market, there is much to do, so why not resolve to start now. Here are a few New Year's resolutions you should make if you plan to sell your home.

Resolve to have your house in selling shape immediately

Whether you plan to put your home on the Chatham-Kent real estate market tomorrow or in six months, it's important to fix all those issues you've been meaning to deal with, brighten up your decor, de-clutter, and get your home in prime selling shape. Your Chatham Ontario Realtor will likely tell you to neutralize your walls, deal with any major damage to structure, walls, plumbing or electrical before it's brought up in a home inspection, and to give your home a thorough clean. Each person that walks through your door to view your home could be the buyer you're looking for, so why would you wait until after your home is on the market to spruce it up? While you're at it, make sure your home looks good both inside and out – you could even consider hiring a professional home stager.

Resolve to understand the Chatham-Kent real estate market

The local Chatham-Kent real estate market is different today than it was 5 years ago. Knowing the market is a critical step in successfully navigating the real estate process. For the most part, your Chatham-Kent real estate agent will guide you through this process, but inevitably, you will be making the final decisions. Realistic pricing of your home and of the time it may take to sell your home are important. Research comparable properties, visit other open houses, and accept the fact that not all homes sell within days, or even weeks. Resolving to be patient, and to understanding all of the ups and downs you might encounter will help. Although the Chatham-Kent real estate market is showing signs of a revival, it's important to keep your expectations reasonable and realistic.

Resolve to be free of greed

If you enter into selling your home with the expectation of getting every penny of your asking price, you're likely to be disappointed. Real estate is a process involving negotiations and compromise. Talk to your Chatham-Kent real estate agent and family members and set a bottom line, if you get this, be happy. Your goal is to get the true value of your home, not to make millions. While pricing your home, it's also important to trust the input of your Chatham Ontario realtor, remember, they have significant experience dealing with home sales.

Resolve to maintain your property diligently

Even if you don't plan to sell your home immediately, or ever for that matter, it's still important to maintain your home and deal with any problems or issues before they get out of hand. You never know what will happen in the future, and it's important for your home to be real estate ready. Upgrading your windows or furnace, choosing quality building materials, and keeping your home and property free of unnecessary junk will go a long way to maintaining your home.
